CONNECT-70, BELLSHILL

Prime Industrial & Logistics Development

On behalf of Bellshill Property Limited, West Ranga Management have been appointed to manage the speculative development at Mossbell Road, Bellshill to be known as CONNECT-70.
 
WRM have appointed the design team and are working through submission of a planning application, with practical completion due Q4 2023.
 

R6 INDUSTRIAL ESTATE, NEWBRIDGE, EDINBURGH

High Quality Industrial / Distribution Accommodation

On behalf of R6 Ventures Limited, West Ranga managed the acquisition and refurbishment of a 32,500 Sq ft (3,019.25 Sq m) industrial estate close to Edinburgh Airport.

The property was sub-divided and comprehensively refurbished to provide units from 3,412 Sq ft (317 Sq m) to 10,546 Sq ft (980 Sq m) and resulted in lettings to Peoples Ford, Evolve, ECPH and Enjoy Technologies.

Following completion of the letting strategy, the property was sold to Stenprop in Dec 2020 for £3.9m, reflecting 6.4% NIY.

RENSHAW PLACE, EUROCENTRAL

Prime Industrial & Logistics Development

On behalf of R6 Ventures Limited, West Ranga Management has been appointed to manage the speculative development at Renshaw Place, Eurocentral.

The site is located in Eurocentral, Scotland's premier logistics park, in a prime M8 location between Glasgow and Edinburgh. R6 Ventures Limited will embark on a new speculative industrial and logistics development, offering up to 40,000 Sq ft (3,716 Sq m) of state of the art space for the market.

TOWNHEAD AVENUE, EUROCENTRAL

Best in class new build development

Alongside our partners at Scania GB Limited, West Ranga completed this cutting edge bespoke development in Eurocentral, Scotland.

The development, extending to 43,500 Sq ft (4,041 Sq m) on 7.8 acres was fully decarbonised, incorporating air source, solar PV, underfloor heating and rainwater harvesting.

This is now the most energy efficient of Scania’s 1,600 strong global property portfolio underlining the company’s continued commitment to achieving net zero.

West Ranga initially purchased the 7.8 acre site from Muse Developments in February 2020. The development was sold on practical completion in Nov 2021 to DVS Property Limited at a price of £10.75m, reflecting 4.5% NIY.
