Case Studies


High quality multi-let office building

Multi-let modern office pavilion purchased from Tavistock for a price reflecting a NIY of 8.83%.

Located immediately adjacent to the redeveloped Dundee Train Station and hotel development, the property is in the heart of Dundee’s £1Bn waterfront regeneration project.

In 2021, West Ranga Investments let the ground floor to The Secretary of State for Housing, Communities and Local Government for 10 years at a rent equivalent to £15.00 per sq ft per annum setting a new tone for the building.

Other tenants in the building include The Scottish Ministers (HMIE and The Scottish Government Housing) and The Scottish Ministers (Regeneration Directive).

West Ranga have held this multi-let industrial estate since April 2019 and have successfully repositioned the asset as Dundee’s premier City Centre trade-counter location.

High Quality Motor-Trade Showroom

In December 2021, West Ranga Investments negotiated and agreed the sale and leaseback of 4 car showroom properties in Chertsey, Northampton, Carlisle and Newcastle from Cazoo.

The portfolio was subsequently sold to LXI REIT for £16.7M reflecting a net initial yield of 5.75%.


Industrial and Workshop Accommodation

Located immediately adjacent to the North York Ring Road, the estate comprises 20,250 Sq ft (1,881 Sq m) of industrial accommodation arranged across 15 units, a farmhouse and extensive caravan storage, all on a site of 5.48 acres.
