Sustainable New Build Industrial Pre-Let

Alongside our partners at Scania GB Limited, West Ranga are currently on site delivering this cutting edge bespoke development in Falkirk.

Extending to to 22,244 sq ft (2,066.47 sq m) on a site of 4.77 acres, the fully de-carbonised building will incorporate state-of-the-art sustainable design features including Solar PV, Air Source Heat Pump and underfloor heating.

The project is being built by CM Steel Buildings Limited and funded by a US REIT for a total commitment in excess of £8.00 Million.


Prime Best in Class Development

Alongside our partners at Scania GB Limited, West Ranga completed this cutting edge bespoke development in Eurocentral, Scotland.

The development, extending to 43,500 Sq ft (4,041 Sq m) on 7.8 acres was fully decarbonised, incorporating air source, solar PV, underfloor heating and rainwater harvesting.

Eurocentral is the most sustainable depot in Scania’s 1,600 global property portfolio.

West Ranga initially purchased the 7.8 acre development site from Muse Developments in February 2020. The development was sold on practical completion in Nov 2021 to DVS Property Limited at a price of £10.75m, reflecting 4.5% NIY.


Prime Motor Trade Re-Development

West Ranga purchased the former Kia, Suzuki & Mitsubishi car showrooms, extending to approximately 30,000 Sq ft (2,787 Sq m) on 1.8 acres, with vacant possession.

We simultaneously agreed a 20 year FRI lease with Cazoo and resultant investment sale to LXI REIT at a price of £6.58m, reflecting 5.0% NIY.


Prime Mixed Use Development

A complex site assembly including purchase of a vacant site and adjacent building.

Planning permission obtained for 7,000 Sq ft (650 Sq m) of ground floor retail accommodation with 31 apartments arranged over four upper floors.

Tesco have agreed a new 10-year FRI lease over a 6,000 Sq ft (557 Sq m) unit.


High Quality Industrial Refurbishment Project

West Ranga purchased the 87,433 Sq ft (8,123 Sq m) industrial property from administrators Ernst & Young in 2017.

On completion of a comprehensive refurbishment and reconfiguration of the property, the multi-let development attracted a Grade-A tenant line up including Scania GB Limited and Grimme UK.

On completion of our letting strategy, the development was sold in Sept 2021 to Chancerygate and JR Capital for a price of £6.5m, reflecting 6.5% NIY.


High Quality Residential Development

S1 West Ltd (a joint venture between S1 Developments Ltd and West Ranga Ltd) obtained planning consent in Dec 2021 to re-develop the former BMI Fernbrae Hospital and its grounds to create a new high-quality residential development in the West End of Dundee City.

The original Category C listed Georgian Villa known as ‘Fernbrae House’ will be retained, restored and sympathetically converted and in total 23no. new, modern, high quality homes will be created in mature and attractive grounds in a desirable area of Dundee.
