West Ranga Management are delighted to announce they have exchanged lease contracts with Micheldever Group for occupation of Connect-70, the state-of-the-art logistics development in Bellshill.
Micheldever will take a new 15-year lease once practical completion is reached in January 2024.
Established in 1972, Micheldever Group has grown to become the largest tyre wholesaler in the UK with a nationwide chain of independent fast fit and mechanical garages. Micheldever Group are part of Sumitomo Rubber Industries Inc, the world’s fifth largest tyre producer.
The Connect-70 development extends to 72,733 Sq ft on a site of 4.13 acres and has been designed with sustainability in mind with a target to achieve EPC A and BREEAM ‘Excellent’ ratings. The building benefits from a range of sustainable credentials such as EV charging points, 15% roof lights, roof mounted Photovoltaic system and Air Source Heat Pumps, so the building can be heated without the use of fossil fuels.
The design takes account of modern logistics operators’ requirements, with 12 metre eaves, 6 dock loading bays, 4 level access doors and first floor offices extending to 345 Sq m (3,714 Sq ft). Externally the site will accommodate a 50-metre-deep concrete surfaced yard with 16 trailer parking bays and ample space for turning in addition to 42 car parking spaces, including 8 EV charging and 3 disabled parking bays.
Dave Haddock, Logistics Director of Micheldever Group Limited said:
“As our business has grown it became clear that we needed to increase the size of our main distribution centre in Scotland, especially with the growing demand for same day/next day deliveries of tyres to our customers. Due to this we made the decision to commission a brand-new warehouse – in Bellshill. Critically, as a new build it has allowed us to include the latest technology, permitting us to improve the efficiency of our logistics business as well as help deliver our corporate commitment to a 50% reduction in our carbon footprint by 2030 and 100% by 2050.”
David Reid, Director of West Ranga Property Group said:
“We are thrilled to have completed this transaction at the superb Connect-70 development, which represents another important milestone achieved ahead of target for our funding partners. We look forward to welcoming Micheldever as tenants when construction completes at the turn of the year.”
Iain Davidson, Director in Colliers Scottish Industrial & Logistics team said:
“Due to business expansion, Micheldever were looking to relocate their Scottish distribution operation to a highly specified, sustainable warehouse benefitting from excellent motorway connectivity and Connect-70 ticked all the boxes. Given the low supply of available industrial properties in Central Scotland, Colliers were able to use our experience and market knowledge to help Micheldever identify and secure this prime industrial asset at an early stage in its construction.
Colliers, CBRE and Gerald Eve are leasing agents for West Ranga Management Limited on Connect-70. Colliers also acted on behalf of Micheldever Group.
Gillespie MacAndrew conducted the legals for the Landlord, with Lindsays acting for the Tenant.
